Measure twice, order once.
Windows are made to your exact opening. There’s no off-the-shelf stock and no “close enough” — a 5mm error means the frame either won’t fit or won’t seal, and a remake is 4–8 weeks of waiting. We measure every opening twice on the measure-up: once on first walk-through, once after pulling the architraves so we know the true brick or stud reveal, before the order goes to the factory.
Berwick’s 1990s–2010s aluminium stock.
The Berwick / Endeavour Hills / Narre Warren growth corridor was built out hard from the early 90s through to the mid 2010s. Almost every house we’re called to has the same builder-spec single-glaze aluminium frames from that era — powder coat now chalky, rubber gaskets hardened, perimeter sealant cracked, and either condensation streaks on the inside in winter or jammed rollers on the sliders. Full frame replacement (not glass-only) is the right call for that stock. We do these every week.
Brick veneer vs cladded walls.
About 80% of Berwick homes are brick veneer — brick outer leaf with a timber stud frame behind. The window frame sits in a brick reveal with a sub-sill flashing underneath. Get the flashing wrong and water tracks behind the brick course and into the wall cavity within a winter. The other 20% (Endeavour Hills Lakes, newer Cranbourne East estates) are cladded over timber frame — different reveal detail, different sealing approach, different architrave detail. We spec the install differently for each.
